Two bells ring at intervals of 30 and 40 minutes respectively. Find the least time

The bells are irrelevant, the same maths would work with any periodic function - a metronome beat, drum beat, electronic pulse.

You have one frequency going at 1/3 per minute and another at 1/4 per minute. The beat frequency will be 1/3 - 1/4 = 1/12 per minute i.e. they will coincide once every 12 minutes.
