I think the main selling point for *any* engine will be whether it meets your particular needs or not. As such, I'd recommend just downloading both, spending a couple of hours with each, and seeing which one seems more immediately intuitive and appropriate for what you want to do.

I haven't used UDK, but if you search the forums for 'unity udk', I think you'll find some threads comparing the two. As for Unity's selling points, I think rapid development would be at the top of the list for many. Using Unity doesn't relieve you of the complexities of making a game, but it does provide an intuitive (for many at least) and user-friendly framework in which to develop.
