A land breeze is created when the land is cooler than the water such as at night and the surface winds have to be very light.
A sea breeze is created when the surface of the land is heated sufficiently to start air rising.

In daytime the land gets hotter than the sea because land is smaller. This results in low pressure above land as the hot air rises upwards. The cold air rushes towards the land to occupy the space left by the hot air. This is known as sea breeze.
In night the sea is hotter than land as land is smaller so it needs less time to cool. The air aboue the sea rises up creating low pressure and air from land rushes towards the sea to fill the gap. This is called land breeze.
