well, "McClelland’s theory of growth need" explains it . This theory says that the need actually can be divided in to three parts 1) Achievement need    2) Need for power      3)Need of affiliation

This theory tells that the high income is not the correct criteria for the satisfaction of  a person within a firm or organization . This is why Lemuel greene was unhappy despite having the high income because either of lack of achievement need or power need or may be both of them. This is why he is not satisfy at all.

What need theories would explain why lemuel greene was unhappy despite his high income?

Lemuel Greene, despite his high income, was unhappy because whatever he had accomplished and his social status had not lived up to his wishes. Even though he had a high income, he wanted to do a better job at teaching. Lemuel Greene was unhappy in spite of his high income because high income does not fulfill all the necessities of life. There are some needs that cannot be fulfilled with money. Mental satisfaction is necessary for them. Therefore Lemuel Greene was unhappy in spite of his high income.
