Affordibility - pricing that is comparable or superior to renting.

Low maintenance - a house that is ready for living and does not require infusions to maintain. It is important to have a competent authority verify that the home does not pose expensive or difficult problems that will need repair. Are the colors and house cosmetics such that there will not be necessity for expensive changes to make the house more enjoyable?

Equity - appreciation or value building potential - this might be conflict with the previous “low maintenance” characterisitic in the thinking of some. Many buyers want a home that will increase in value, either due to its location or due to efforts they can make to improve its value - home improvements - structural, cosmetic, timely updates, or functional upgrades. Some homebuyers target homes that present the opportunity for the buyer to use their personal skills or advantages to increase the value of the home while it is owned.

Location and size that supports the buyer’s lifestyle and needs. Is the house located suitably for access to frequest destinations (worksite, family, friends, entertainment and regular recreation areas)? Will the house accommodate a change in those locations - if a change is anticipated.

Is the size of the house going to meet the buyer’s needs and for how long? Does the house have space to provide the desired living area or is it suitable for affordable modifications?

Both of the items suggest that the house is located within the zoning of desired schools, utility services, fire and police protection, or ambulance service that a buyer desires.

Buyers want to avoid unexpected or unplanned expense increases. Most buyers want to know that the house they are buying will not be located in an area that is likely to experience a substantial tax or insurance increase and is not subject to a pending special assessement.

Location is also important in considerng what surrounds the house (what is within view of the windows). What does the buyer encounter in their transit to and from the house? Is this acceptable to the buyer or does it weigh heavily on the buyer’s frame of mind?

Is the house located in an area where the buyer will feel safe and secure, happy and fulfilled? Or is the house located in an area that leaves the buyer uncomfortable or feeling unpleasant?

In general the buyer needs to make a list of all the budgetary and lifestyle issues that they want buying a house to serve and seek to find a homes that satisfactorily meets those items
