Lightning is the sudden discharge of electrostatic particles which usually occurs during a thunderstorm. This electrostatic discharge typically happens in between the electrically charged areas of two clouds (CC lightning), or in between a cloud and the land or ground (CG lightning).
Land or ground is positively charged and negatively charged particles are discharged from the clouds. Due to the attraction in between oppositely charged particles, the negative particles are attracted to the ground and they flow down to the ground from the sky. When these oppositely charged particles collide in the air, they give out a stroke of electric potential, which appears as the lightning.
