In 1245 Balban beat of a Mongol attack on Uch (Sindh) and earned the title of Ulughkhan (Powerful lard). The Mongols were defeated in the invasions of 1279 and 1285AD however he lost his son Muhammad in the battle. The death of his son broke him and he died in 1287.
This made that he didn't have any direct heir of his throne.
Since Kaikobash was a person in is court and his near close friend and minister. The nobles elected him as next ruler because it is rightly said a kingdom without king is the tree without fruit.
