why is chemical adsorption unimolecular while physical adsorption is multimolecular​

Chemisorption takes place as a result of the reaction between adsorbent and adsorbate. When the surface of the adsorbent is coverd with one layer, no further reaction can take place. Physisorption is simply by van der Waals forces.
