Only buy if the Builder is highly reputed, for eg Prestige, Sobha, Brigade etc.
These companies are listed and you can get a fair idea of their financial position by looking at their statements.
Avoid going for smaller developers, as they generally are dependent on the money raised through sales for developing the project, and if the required sales don't happen, the project might get delayed.
Also, the market hasn't appreciated in the past 4 years, therefore the price benefit isn't really there. Most of the projects that were prelaunched 4–5 years back, are still selling at almost the same prices. The appreciation doesn't even match up to the Fixed Deposit Interest Rate.
If you're looking to buy for end use, buy something ready to move in or close to completion. The risk is less, you'll save up on the rent, and price difference is negligible.
