x² - 1 - 2y - y²

= x² - y² - 2y - 1

= x² - ( y² + 2y + 1 )  

= x² - ( y + 1 )²

= [ x + ( y + 1 ) ] × [ x - ( y + 1 ) ]

= [ x + y + 1 ] × [ x - y - 1 ]
