x { }^{2}  - y {}^{2}  - 6ax + 2ay + 8a {}^{2}

X2 - y2 - 6ax + 2ay + 8a2

On taking grouping method,

X2 – y2 – 2a (3x – y – 4a)

(x - y) (x + y) – 2a (3x + 3y – 4y – ya)

(x - y) (x + y) – 2a [3(x + y) – 4 (y + a)]

(x – y) (x + y) – 6a (x + y) + 8a (y + a)

(x+y) [x- y – 6a] + 8a (y + a)
