Given Equation is (3x - y)^2 - 4(3x - y) + 4

⇒ (3x - y)^2 - 2(3x - y) - 2(3x - y) + 4

Take out 3x - y common, we get

⇒ (3x - y)[3x - y - 2)] - 2[3x - y - 2]

⇒ (3x - y - 2)(3x - y - 2)

(3x - y - 2)^2.
