area of the inner square = x^{2}

area of the outer square = (x+8) square

(x+8)square - x^{2} = 320

x^{2} + 2*8*x + 8 square -x^{2}= 320

16x + 64 = 320

x = 16

Area of the lawn = S *S

                             =  16*16

                             = 256 sq m
