Given expression is:

4 y + 3 x - 3 x y - 4 y^2

Regroup terms after interchanging their positions.

4 y - 4 y^2 + 3 x - 3 x y

Regrouping now, we get

4 y (1 - y) + 3 x (1 - y)

(4 y + 3 x) * (1 - y)

These are the two factors.
