It is actually very simple if you notice that the quadratic polynomial in [math]y[/math] is the square of a linear one.
[math]x^2 - y^2 - 2y - 1 = x^2 - (y^2 + 2y + 1)[/math]
[math]\implies x^2 - y^2 - 2y - 1 = x^2 - (y + 1)^2[/math]
[math]\implies x^2 - y^2 - 2y - 1 = [x + (y + 1)][x - (y + 1)][/math]
[math]\implies x^2 - y^2 - 2y - 1 = (x + y + 1)(x - y - 1)[/math]
