Answer:

(2x+y-4) * (2x+y+1)

ALTERNATE FORMS TO WRITE EQUATION:

4 x^2 + 4 x y - 6 x + y^2 - 3 y - 4

x (4 x + 4 y - 6) + (y - 3) y - 4

1/4 (4 x + 2 y - 3)^2 - 25/4

ROOTS ARE:

y = -2 x - 1  and  y = 4 - 2 x
