How would you say that Gaston was an opportunist not a good businessmen?

Gaston was an opportunist because he took the opportunity to make profit. His opportunity was to fool Mrs. Al Smith and sell the house to her on a very high price without even buying the house and simply making profit. While he can't be called good business man because in business, one doesn't fool others but makes profit honestly and by using his/ her brain.
