Firstly let's find Area of four walls of the room

$\tt \: Area \: of \: 4 \: walls \: = 2 × (l + b) × h$

Here,

L is the length

B is the Breadth

H is the Height

Area of 4 walls = 2 × (12 + 8) × 3

Area of 4 walls = 2 × (20) × 3

Area of 4 walls = 6 × 20

Area of 4 walls = 120 m²

Hence :-

Area of 4 walls of the room is 120 m²

Now,

Total cost of white washing

As we are knowing

Cost of white washing 1 m² = ₹ 5

Total cost = Cost of white painting 1 m × Area of 4 walls

Total cost = 5 × 120

Total cost = ₹600

Let's find Cost of sealing

Before finding cost we will find Area of sealing
