Let length = x
 and breadth = y

then
           area = xy
         (x-2)(y-2)=xy -196
       xy-2x-2y+4=xy-196
       2x+2y=192
    x+y=96

2nd case
  (x+3)(y+2)=xy+246
 xy+2x+3y+6=xy+246
  2x+3y=240
               
by eliminating
       2x+3y=240
   -2x+2y=192
   =>y=48

      then x=48

1)(x-2)(y-2)=xy-196
xy-2x-2y+4=xy-196
-2x-2y=-196-4
2x+2y-200 =0 (2)

2)(x+3)(y+2)=xy+264
xy+2x+3y+6=xy+264
2x+3y+6=264
2x+3y=258
2x+3y-258 (1)

Then, solve eq. by elimination method
Writing eq. (1) and (2)
2x+2y-200=0
2x+3y-258=0

-y=-58
y=58 m

2x+2y-200=0
Put y=58
2x+2×58-200=0
2x+116-200=0
2x-84=0
2x=84
x=42 m
Area= xy = 42×58=2436 m^2
