           area = xy

       xy-2x-2y+4=xy-196
       2x+2y=192
    x+y=96

2nd case
  (x+3)(y+2)=xy+246
 xy+2x+3y+6=xy+246
  2x+3y=240
               
by eliminating
       2x+3y=240
   -2x+2y=192
   =>y=48

      then x=48
