Solution :-

Let the length of the rectangular room be 'l' m and breadth be 'b' m

Area of rectangular room = 80 m²

==> Length * Breadth = 80 m²

==> lb = 80 m²

==> b = 80/ l

Given :-

If length breadth are increased by 2 m area woud be increased by 40 m²

==> ( l + 2 ) ( b + 2 ) = 80 + 40

==> l( b + 2 ) + 2( b + 2 ) = 120

==> lb + 2l + 2b + 4 = 120

==> 80 + 2l + 2b + 4 = 120

==> 84 + 2l + 2b = 120

==> 2l + 2b = 120 - 84

==> 2l + 2b = 36

==> l + b = 18

==> l + 80/l = 18

==> l² + 80 = 18l

==> l² - 18l + 80 = 0

==> l² - 10l - 8l + 80 = 0

==> l( l - 10 ) - 8( l - 10 ) = 0

==> ( l - 8 )( l - 10 ) = 0

==> l - 8 = 0 or l - 10 = 0

==> l = 8 or l = 10

Length should be bigger so l = 8 is not considered

==> l = 10

Substituting l = 10 in b= 80/l

==> b = 80 / 10 = 8

Therefore the dimensions of the room are 10 m and 8 cm.
