  80 cm = 2(l + b)

  80 = 2(b + 4 + b)

  80/2 = 2b + 4

 40 = 2b + 4

 2b = 40 - 4

 2b = 36

  b = 36/2

  b = 18

Hence, the breadth of the rectangle is 18 cm

⇒ l = b + 4

  l = 18 + 4

  l = 22 cm

The length of the rectangle is 22 cm

We know,

Area of the rectangle = length × breadth

     = 22 cm × 18 cm

     = 396 cm²
