Let the breadth of the rectangle be x
Therefore the length of the rectangle is 5x-4
Perimeter=2(l+b)
Perimeter=2( 6x-4)
40=12x-8
x=4
length= 5*4-4=16m
Area=l*b
Area=16*4=64metres
