Let x + y + z = 40 cm

x + y = 40 - z = 23 cm

x = 23 - y

and x2 + y2 = z2

(23 - y)2 + y2 = 172

 529 - 46y + y2 + y2 = 289

2y2 -  46y + 240 = 0

2y2 -  46y + 240 = 0

y = [46 ± ( 2116 - 1920)]/4

y = [46 ± 14]/4 = 15 or 8

x = 8 or 15,

s = semiperiemeter = 40/2 = 20

A = (s(s-x)(s-y)(s-z))1/2 = (20(12)(5)(3))1/2

 = 60 cm2
