Let , the digit in tens' place = x
then,the digit in units place =
(X+6)
then the no is = 10x + (X + 6)

X(X+6)=10x + (X + 6) - 12
Or, X² + 6x = 10x + X + 6 – 12
Or, X² + 6x = 11x –6
Or,X² + 6x – 11x + 6 = 0
Or, X² – 5x + 6 = 0.

Then,
Two digit no be 10x+y
y-x=6(given). ..........(i)
product xy
(10x+y)-xy=12(given)
10x+y=12+xy. ............(ii)
Solving i and ii simultaneously
from i we get y is x-6. ........(iii)
Solving we will get 36 as answer.
