It depends on the type of land (Agriculture land, commercial land, D-form patta etc) and type of transaction (sale agreement , sale deed, gift, Power of Attorney or GPA, settlement deed etc.
Before registration it is advisable to vetted the following with qualified Advocate
Title of the Land;
Link Documents;
Draft agreement/deeds etc;
Encumbrance Certificate; and
Pattadar passbooks..etc.
Generally, It requires
Two or more parties for personal representation at Registration Office;
with consideration or without consideration;
Stamp Duty Payment Challan for Registration (made on specific Banks);
Stamp/ Non Judicial Stamp (Generally Rs.100/- denomination);
Printed Agreement/Deed (1st page on Non Judicial Stamp);
Dully filled and representation form (with Thumbprints and Passport photos affixed on it);
Schedule appointment for registration with registrar;
