A planned community, planned city, or planned town is any community that was carefully planned from its inception and is typically constructed on previously undeveloped land. This contrasts with settlements that evolve in a more ad hoc and organic fashion.

  • Plan the city before you build it, this is the idealistic approach which is rare in the real world, unless you are building a city from scratch. This has occurred in a couple of places like China and the Mideast. Generally, planned city is used after a city has been built but is growing. The city then plans for the growth.

  • This includes regions around the city since most cities have grown spontaneously as a result of transportation crossings, ports, and access points. A planned city incorporates zoning which regulates use and types of buildings that can be constructed and where.

  • For example, green spaces, flood plains, parks, height limits are all limitations to construction. Most cities have grown unplanned or had variances approved to change the plan. Most cities have grown on the outside perimeter of the city limits, referred to as sprawl resulting in the concentric ring theory where like a donut it just grows horizontally.

  • A planned city ideally could incorporate all thoughts prior to construction, but this is rarely financially feasible.
