The list of documents full of complicated terms required for the purchase of properties seems to be never ending. One such document is the 7/12 Extract Document. This is specifically needed when a buyer is looking to purchase plots.
The 7/12 Extract Document is an extract from the land register of any district, maintained by the revenue department of the state government of Maharashtra. It is traditionally called ‘Saath Baara Utara’ in Maharashtra.

What is 7/12 extract?
The 7/12 document is an extract from the Land Register of any district in Maharashtra, which gives complete information about a particular piece of land. It contains important details such as the survey number, area, date from which the current owner's name was registered etc.
“The 7/12 extract is issued by the Tehsildar or the concerned land authority. You can either pay the official fee to get a copy of the 7/12 extract or use the Right to Information (RTI) act to get a copy,” says Dominik Briganiza at Abhay Nevagi Associates, a legal firm based in Mumbai.
