A thundercloud is heavy and contains negatively charged particles that sink to the bottom of the cloud. When the positive and negative charges grow large enough, a giant spark - lightning - occurs between the two charges within the cloud. This is like a static electricity sparks you see, but much bigger.

Lighting occurs due to an accumulation of charge, electrons in the air. As a storm grows electric charge occurs in the clouds,at the same time oppositely charged particles grow in the earth's surface. As you know opposite charges attract towards each other and hence lighting occurs.
