You have to add lots of energy to 100c water to turn it into 100c steam, thus the steam can heat up more before cooling down to normal room temperature water. The amount of energy is equal to that of heating water from 0c to 100c 5,4 times over.
As in converting normal ware into boiling water it has ever less energy stored in it.

There's no difference between heating with boiling water or steam of temperature 100°C. Both, water and steam will provide same amount of heat and energy.
But for some reasons steam can be more effective than water for heating purposes. Water provides heat through convection which is a slower process than radiation, through which steam provides heat.
