Step  1  :

Equation at the end of step  1  :

(4 • ((a + b)2)) - 9 • (a - b)2

Step  2  :

Equation at the end of step  2  :

4 • (a + b)2 - 9 • (a - b)2

Step  3  :

 3.1    Evaluate :  (a+b)2   =  a2+2ab+b2   3.2    Evaluate :  (a-b)2   =  a2-2ab+b2

Step  4  :

Pulling out like terms :

4.1     Pull out like factors :

   -5a2 + 26ab - 5b2  =   -1 • (5a2 - 26ab + 5b2)

Trying to factor a multi variable polynomial :

 4.2    Factoring    5a2 - 26ab + 5b2

Try to factor this multi-variable trinomial using trial and error

 Found a factorization  :  (a - 5b)•(5a - b)

Final result :

(5b - a) • (5a - b)
