so ,
a² - 5a - ay + 5y
= a ( a - 5 ) - y ( a - 5 )
= ( a - y ) ( a - 5 )

now , putting the value of a , we get ,

{ ( x² + 4x ) - y } { ( x² + 4x ) - 5 }
= ( x² + 4x - y ) ( x² + 4x - 5 )
= ( x² + 4x - y ) ( x² + 5x - x - 5 )
= ( x² + 4x - y ) { x ( x + 5 ) - 1 ( x + 5 ) }
= ( x² + 4x - y ) ( x - 1 ) ( x + 5 ). [ Answer ] .
