If its an Industrial Zone where all big industries/manufacturing units are situated , divide your land in big sizes ( 2000 , 3000, 4000 sq mt etc ) depending upon what size is most preferrable / demanding in that area.

If its an commercial zone (Showrooms, Big Brands Shops , Offices etc ) then you should divide your land in small size ( 200 ,500 , 1000 Sq Mt Range ) again depending upon demanding / preferrable size in that area.

If it’s a residential zone , divide your plot in small sizes from 50 Sq Mt to 500 Sq Mt( Max.) again after checking whats most preferrable/ demanding and easy to sell land size in that area .

You can think of mixing residential and commercial plots as well. Kindly do proper planning before going on with this option since it will be of no use if no one buys your commercial plot for some reason like market demand , business opportunities , investment purpose etc .

Do proper research of the market , get to know market demands & requirements and then go on with any option mentioned above.

The reason for providing different sizes of plot is that it gives various options to the buyer like if someone is not able to afford a bigger size plot say of 100 sq yd , they can surely opt for small size plot as per their budget and requirement or if someone wants to buy a bigger size plot then you will have that option too. Its a win-win situation for both of you as your plot will get sold and the buyers budget & requirement will also be satisfied.
